St Nicholas

Stevenage Development Corporation's main building effort in the 1970's was the construction of the St Nicholas Estate, in developments known as Wellfield and Rooks Nest.

Due to finanical constraints at the time, it became a possibility that St Nicholas might be the last area of housing development in the Stevenage area, this led to an increase in housing density with some layouts in St Nicholas area reaching 16 dwellings to the acre.

This created an adverse reaction from the public, who considered densities should reduce where development was on the edge of the town adjoining open countryside.
